The Renting Homes (Amendment) (Wales) Act 2021 (asc 3) is an act of Senedd Cymru relating to the regulation of residential landlords in Wales.
Provisions
The act changes the minimum period before repossession is possible to 18 months in cases where the length of the contract is 12 months long, so that it ends 6 months after the end of the fixed period of the contract.[1] The act changes the notice period for using a section 21 notice to 6 months.[1]
The act requires that properties are "fit for human habitation".[2] The act also requires smoke alarms, carbon monoxide detectors, electrical safety certificates and gas safety certificates.[3]
Commencement
The act was commenced on 1 December 2022.[4]
Legislative passage
Initially, Senedd lawyers were concerned that the Welsh Government did not have the powers to pass the legislation.[5]
